If you're a real estate investor, you know that off market deals can be a great way to snag a property at a below-market price. But just because a property is being sold off market doesn't necessarily mean it's a good deal. In fact, there are a few reasons why an off market deal might not be such a great idea after all.

1. The seller might be trying to overprice the property.

If a seller is trying to sell their property off market, it could be because they're hoping to avoid the public listing process and get a higher price for their property. After all, when a property is listed on the open market, potential buyers can see how long it's been on the market and what other similar properties have sold for. With an off market deal, there's no such transparency. So if you're thinking about buying an off market property, make sure you do your due diligence and run the numbers to ensure you're not overpaying.

2. The seller might not want potential buyers to see the property.

In some cases, a seller might be trying to sell their property off market because they don't want potential buyers to see it. This could be because the property is in need of repairs or because it's located in an undesirable area. Whatever the reason, if the seller is trying to keep the property hidden from potential buyers, that's usually not a good sign.

3. The deal might not be as good as it seems.

Just because a property is being sold off market doesn't mean it's automatically a great deal. In fact, many times these types of deals turn out to be duds. So before you jump into escrow on an off market deal, make sure you do your homework and run the numbers to ensure you're actually getting a good deal on the property.
